THE cheapest areas to live in close proximity to some of Britain's best schools have been revealed.

For property hunters keen to move somewhere in the catchment area of Ofsted "outstanding" schools, Sunderland is the cheapest option.


House prices are £176,326 on average – making it an affordable hotspot for families.

Schools rated "outstanding" include St Anthony's Girls' Catholic Academy, Sunningdale School and Hill View Infant Academy.

The second cheapest option is Wolverhampton, where property prices average around £182,181.

Top schools include East Park Academy and Spring Vale Primary School.

Next on the cheapest list is Blackpool, where houses cost around £208,846, followed by Wakefield at £210,137.

Durham then comes in at £215,646, followed by Watford at £553,283, Money.co.uk research found.

Earlier, a property expert revealed his top tips for parents to purchase the right home to help with secondary school admissions.

Sam Mitchell, CEO of online estate agent Strike, says: “Choosing a home and a school are two big decisions that are often linked for parents, but neither is an easy decision.”

His top pieces of advice are don't get too fussed on one particular school-and do your research.

Sam said: "Even if you move, you might not secure a place.

"Instead, find an area that covers a few schools you like the look of and where you want to call home.

"Sites such as Rightmove have made the process easier by adding a list of schools in the area of each property, alongside a link to their Ofsted report where you can find out more.

"Visit local schools in person too."
