London room up for rent at £600 a month – but you'll have 44 housemates

With rental prices and demand for available homes going through the roof, many tenants have had to readjust their requirements in order to find somewhere affordable to live.

Previous must-haves in an ideal property fall by the wayside in a landlord’s market, leaving some to make compromise on space, amenities, or location – and in some cases, privacy.

Rooms in this Walthamstow flat are currently available to rent for £600 per month, but this price tag comes with a trade-off; residents here are sharing communal areas with up to 44 people at once.

The new block is made up of 45 ensuite rooms, with tenants having access to a private courtyard and dedicated parking as part of their agreement.

However, they’ll need to share the property’s eight separate bathrooms, as well as a single kitchen and one lounge between the bumper crop of renters.

Admittedly these communal areas are very large. The lounge has space for a number of people to relax in, while the kitchen is big enough for multiple meals to be made at once.



Three ovens and numerous cupboards mean you won’t have to fight over food prep and storage – although we can’t promise your housemates won’t be the type to commandeer the kitchen.

Location is also a major draw. The listing on Rightmove says the flat is ‘ideally located near to Walthamstow’s cafés, shops, bars and restaurants,’ highlighting its views of nearby Lloyd park.

As the shared property is considered a guardianship, tenants will need to be over the age of 21, in full-time employment, and make at least £15,000 per year.

Under this license agreement (rather than a standard Assured Shorthold Tenancy) it’ll be subject to monthly inspections and contractor visits, or as marketing agent Lowe puts it: ‘You do not have exclusive possession of the property.’



You were probably already aware of that given the student halls-style setup and sheer number of housemates, which won’t be a living situation that suits everyone.

If living with a handful of others is your idea of hell, this certainly isn’t the place for you.

If you don’t mind sharing your space with the equivalent of four football teams, though, it may be your key to getting through this crazy cost of living crisis.
