The main house features an Olympic-sized infinity pool. The property also has a private gym and spa.

Additional amenities include a helipad, a seaplane and deep-water dock which is able to accommodate super yachts. Jet skis and kayaks are included in the purchase.

Colin Lightbourn, license partner at Engel & Völkers Bahamas told Elite Traveler the ‘island has been left in as natural a state as possible, and is home to many exotic plants and wildlife.’

‘The sand is ultra-fine and white, the water crystal clear, and small neighboring islands can be seen in the distance.’

The interiors of the home offer a nautical inspired aesthetic, and elegant furnishings throughout the home and cottages.

‘Although the market for private islands is comparatively small, demand has increased considerably since 2020,’ Lightbourn said.

He said, in part: ‘Little Pipe Cay is perfect as a family retreat or as a sound investment.’

The ultra-private island is approximately 70 miles from Nassau, 270 miles from Miami, and 270 miles from Palm Beach. Those who visit are able to reach the island from Staniel Cay.

Little Pipe Cay is also a neighboring island to the home of Johnny Depp, Tyler Perry and David Copperfield.

A potential buyer of the $100 million property could be the 42-year-old reality TV sensation Kim Kardashian, who is rumored to be in the market for a Bahamas getaway.

Retired football star Tom Brady, 45, also owns a home on the Bahamian island, Page Six claimed.

The $100 million price tag for Little Pipe Cay is reportedly the most expensive public listing for an island in the Bahamas, according to The Real Deal

There are a total of 75 Bahamian islands on the market, that have an asking price between half a million dollars and $62 million, and all are leaseholds, however, Little Pipe Cay is a freehold island, which means a buyer would actually own the actual property.

The island is owned by Shipston Group founder Michael Dingman, who built out the Little Pipe Cay property in the 1990s.

He gave up his US citizenship for a Bahamian passport, which  potentially saved him millions of dollars in taxes, according to a 1996 New York Times article, the news outlet reported.

A water filtration plant, a freshwater storage system, a power station and an underground power grid, was added by Dingman and his family.

The real estate developer/businessman died in 2017.

The annual operating costs of the island is approximately $1.5 million a year, and the family has rented it out for $75,000 per night.
